TSD Çelik Yapı factory with steel panels ready for shipping

Search for “prefab house Turkey” and you will find plenty of models and promises, but far less about how an order actually works. Ordering a prefab house from Turkey can seem daunting: you are buying a home from a factory in another country, and you need to know who designs it, how it is made, how it travels and what happens when it arrives. The process is logical and, with the right preparation, very predictable.

This guide follows a project from the first enquiry to the handover of the keys. It explains what to prepare before you ask for a quote, the five steps of the process, realistic lead times and the matters you need to settle in your own country, from planning permission to import formalities.

We are TSD Çelik Yapı, a steel house and modular home manufacturer based in Gaziantep, Turkey. Everything below reflects how we actually work.

Why consider a prefab house from Turkey?

For many buyers, the attraction is having a single manufacturer responsible for the whole job. At TSD Çelik Yapı, design, production, shipment, assembly and turnkey handover are managed by one team from our own production facility in Gaziantep.

Factory production brings its own advantages. Steel profiles are cut and punched on computer-controlled machines using CNC cutting and roll-forming, and elements are produced under controlled conditions, numbered and ready to assemble. Work on site is dry and quick: no formwork, plaster, screed or drying time.

Steel itself suits long-distance delivery. Our frames use S280-grade light steel with Z100 galvanised coating, which is light, strong, dimensionally stable and does not rot.

What can you order from a prefabricated house manufacturer in Turkey?

Our range covers most small and medium-sized building needs:

  • tiny homes and transportable modular homes;
  • single and two-storey steel houses;
  • steel villas and country houses;
  • steel offices and administrative buildings;
  • steel warehouses and heavy steel structures;
  • Office Pod garden offices;
  • Winter Garden glass rooms.

You can browse every model on our projects page. For background on how the frames are made, read Light Gauge Steel Houses: How They Are Built.

Modular home or steel house: which format?

The format you choose shapes the whole process. A modular home from Turkey, such as one of our tiny homes or the two-module Aura 60, is finished in the factory and shipped turnkey. It needs a suitable base and utility connections on site, and very little else.

A steel house from Turkey is a permanent building on a foundation. Its frame and wall elements are produced in the factory, then assembled and finished on site. This format allows larger plans, one or two storeys and a layout designed around your plot.

As a rule of thumb, choose a modular unit if speed, compactness or the option to relocate matter most, and a steel house if you need more space or a permanent family home.

Before you ask for a quote: what to prepare

A good quote cannot be based on floor area alone. Location, plan, intended use, level of finish and material expectations all change the figures. The more you prepare in advance, the faster and more accurate the proposal.

Checklist of the information needed for a prefab house quote: plan, floor area, storeys, location, plot and use
Prepare these details before requesting a quote: they make the proposal faster and more accurate.
  • Floor plan or room programme: how many bedrooms, bathrooms and living spaces you need, plus any terrace, balcony or storage.
  • Floor area: your target size in square metres.
  • Number of storeys: single-storey or two-storey.
  • Installation location: the country and town, so that transport and site access can be assessed.
  • Plot and ground information: plot dimensions, slope, existing structures and anything you know about the ground.
  • Intended use: permanent home, holiday home, office or guest house. Use changes insulation and equipment decisions.
  • Level of finish: the delivery standard you expect, for example turnkey.

It also helps to share drawings if you have them (PDF or DWG), photos of plans and facades you like, and your target timescale. Sharing a realistic budget range lets us size the design and specification correctly from the start.

If you do not have drawings, that is not a problem. A preliminary proposal can be prepared with clearly written assumptions, which are updated as the project develops.

From quote to delivery: the five-step process

Five-step process for a prefab steel house from Turkey: design, production, shipment, assembly and handover
From quote to delivery: design, production in Gaziantep, secure shipment, assembly on site and turnkey handover.

1. Design

We prepare the architectural and technical plan based on your needs and your plot conditions. The steel structure is designed according to the structural requirements of the project. Production begins only once you have approved the plan and the specification in writing.

2. Production

The steel frame, wall and roof elements are produced in our Gaziantep facility. Profiles are roll-formed, cut and punched on computer-controlled machines, and each element is numbered for assembly. Transportable models are completed in the factory, including insulation, services and interior finishes.

3. Shipment

Elements are prepared and packed securely and shipped to your site. Transportable models travel as finished units; fixed steel houses travel as numbered, ready-to-assemble elements.

4. Assembly

For a fixed steel house, the frame is erected on the prepared foundation, then the walls, roof and insulation are completed. For a transportable model, the unit is placed in position and only the electricity and water connections are made.

5. Handover

Interior and exterior work is completed, final checks are carried out and the home is handed over turnkey.

Lead times

Product Lead time Notes
Standard transportable models (tiny homes, modular homes) 40 to 45 days Shipped turnkey; electricity and water connected on site
Fixed steel houses and villas 60 working days under the contract Built on a foundation; assembled and finished on site
Office Pod (6 m²) 25 days Steel-framed garden or site office, 3 × 2 m
Winter Garden (21 m²) 40 days Steel-framed glass room, 3 × 7 m

As typical guide values for fixed steel houses, factory production of the steel elements takes 5 to 15 days, site assembly of a small single-storey house of 40 to 60 m² takes 7 to 10 days, and a two-storey villa takes 20 to 30 days.

Transport time to your country depends on the destination and route, and is confirmed in your quote. Your local approvals and site preparation should be scheduled so that they are complete before delivery.

Shipping, import and site preparation

Three practical topics need attention before your prefab house leaves Turkey.

Transport and access

Large units and long elements need suitable vehicles and, usually, lifting equipment on arrival. Share the address early so that road access, turning space, the unloading point and any crane position can be checked. A site that is ready and accessible on delivery day prevents delays.

Import formalities

Customs procedures, import duties and taxes depend on the destination country and on how the goods are classified. We do not give general figures, because they vary. Check with your national customs authority or a customs broker, and make sure the quote states clearly which party handles each step.

Foundation and services

Fixed steel houses are built on a foundation designed according to the plot, the ground and the structural design. Depending on the quote, the foundation can be included in our scope or prepared by you. Water, drainage and electricity connections must be ready at the agreed points.

How to read and compare a quote

Two projects of the same size can be priced quite differently, so we give prices per project rather than per square metre. When you compare offers, set them side by side against a written technical specification and a list of what is included and excluded. The main price factors are:

  • total floor area and number of storeys;
  • the architectural plan;
  • roof system and external cladding;
  • insulation level;
  • windows, doors and interior materials;
  • structural system and steel thickness;
  • foundation, transport, assembly and site conditions.

Ask every supplier to state their assumptions in writing, especially about the site. A price given without seeing the plot details is always based on assumptions about access, lifting and ground conditions.

Planning, building control and local rules

Buying a steel house from Turkey does not change the rules where it will stand. In the UK, a permanent home generally needs planning permission and must meet Building Regulations; a transportable home may also need consent, depending on its use and placement. In Ireland, check with your county or city council.

Contact your local planning authority early, describe the building and how it will be used, and ask which documents it will need about the structure and materials. Share that list with your manufacturer before production starts, so the right information can be prepared. If you are buying a tiny home, our checklist Buying a Tiny Home: 10 Things to Check Before You Order covers these points in more detail.

Prefab house Turkey: frequently asked questions

How long does it take to get a prefab house from Turkey?

At TSD Çelik Yapı, standard transportable models have a delivery lead time of 40 to 45 days, and fixed steel houses are delivered within 60 working days under the contract. Transport time to your country depends on the destination and is confirmed in the quote.

What do I need to send to get a quote?

A floor plan or room programme, the floor area, the number of storeys, the installation location (country and town), information about the plot and ground, the intended use and the level of finish you want.

Can I get a quote without architectural drawings?

Yes. A preliminary proposal can be prepared from your plot details, approximate floor area, room requirements and example images, with the assumptions written down; a firm price follows once the plan is approved.

Who pays import duties and taxes?

Import duties, taxes and customs procedures depend on your country and are not covered by a general rule. Confirm them with your national customs authority or a customs broker, and check which party handles them in the quote.

Do I need planning permission for a prefab steel house?

In most countries a permanent house needs planning permission and building control approval, and a transportable home may also need consent depending on its use. Confirm the requirements with your local planning authority before ordering.

Is the foundation included in the price?

It depends on the scope of the quote. The foundation for a fixed steel house is designed for the plot, ground and structure, and can be included in the project or prepared by the client.

Can the plan be changed after the order?

Changes are possible but can affect the structural design, quantities, production files and services. Production starts only after you approve the plan and specification in writing.

Conclusion: a clear brief makes a smooth delivery

Ordering a prefab house from Turkey works best when the brief is clear, the scope is written down and your local approvals are in hand before delivery. Prepare the information above, compare quotes on equal terms and agree every step in writing.
